Payment is required at time of reservation.


Checking In and Checking Out

Check-in after 3 pm EDT.

Check-out prior to 10 am EDT


  • CHECKING IN:
  • Please refer to your specific door lock code for entering your space and/or your room. The codes are relayed prior to check-in and changed between each guests stay. 
  • After entering, please remove your shoes and stow them by the door. 
  • Come in and unwind.
  • Enjoy the scenery. Walk through the gardens.
  • Have a beverage and/or snack.
  • Relax on the deck or the patio.


  • CHECKING OUT: please follow the check out list found under the kitchenette sink. 
  • Take a few moments to sign the guest book.
  • Get out your phone and take a few pictures of yourselves in your favorite place on the property.
  • Check to see all remotes have been put back into their places. There is a $50 charge for any missing remote.
  • Carry out all trash and put it into the green trash bin outside.
  • Gather all towels and putting them into the towel baskets or leave them on the floor in the shower room.
  • Please strip the beds of fitted sheet, flat sheet, and outer pillow case. Please fold the blankets and duvets and put them folded on top of the bed with the pillows. Place sheets in a pile on the corner of the bed.
  • Empty the refrigerator of any food or drinks. Take any food or drinks you brought with you home. Or place them in the green trash bin.
  • Place any dirty dishes in the kitchenette sink.
  • Check around for any of your belongings in all the rooms and anywhere you hung out on the property.
  • Shut windows and turn off lights.
  • Things happen, the sooner these things are addressed the better. Please notify me of any issues or damages that may have occurred during your stay.


  • Traveling with Minors
  • To maintain our property as kid-friendly we ask that you:
  • Never leave children unsupervised at our property without any adults.
  • There are plenty of places on the property where supervised children can play. Please stay clear of the area near the road, be aware most traffic on the road in front of the house may not be aware of children playing. 
  • Although supervised children are welcome, there are no specific child play areas on the property.
  • Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other guests.
  • Please do not use glass outside for safety reasons.


Accessibility or Special Needs

Inn Between the Lakes offers limited ADA accessibility in our Corey Lake Suite. The bathroom is ADA compliant.


Parking

Sufficient space for parking on the property. Room for boat trailer and camper.


Hotel Events

Please be aware Events may be booked and take place during your stay. Be courteous. Typically if an event is scheduled on the property the parties will book most or all of the rooms


TERMS AND CONDITIONS


This short-term rental agreement is concluded between Inn Between the Lakes, IBTL LLC as the Host, and the Guest who’s name and information are presented on the reservation, as of the date set forth in the reservation, as follows. The Terms and Conditions of your stay are presented below. Terms and Conditions are considered agreed to by the Guest when they have completed the reservation, and/or signed the Terms and Conditions, and/or paid for the reservation.


  • RENTAL PARTIES

The Host:Inn Between the Lakes, IBTL LLC, provides accommodations as an agent for the property Owners, where and agency relationship exists, the rental arrangements are made on behalf of the Owners for the ‘Property” stated on the booking confirmation email. The contractual relationship is directly between the Owner and the Guest. 

The GuestCustomers renting the property with the Host are hereafter referred to as the “Guests” or the “Guest”. The Guest(s) are obligated to provide their full names.


  • OCCUPANCY

The Guest is responsible for ensuring that the property is not occupied by more people than is stated on the Guest’s booking confirmation email. The host reserves the right to refuse admittance to the property if it feels this condition is likely to be breached. In this case, no paid funds will be returned. In addition, a minimum of one nights stay will be charged to the Guest and the relevant public authorities will get informed.

  • RENTAL PERIOD:

*Rental Period for The Barn Venue has different check-in check-out times. Please refer to the Venue contract.The rental period for the other accommodations commences at check-in 3:00 pm EDT on the ‘ArrivalDate” and ends at 10:00 am EDT on the “Departure Date”. This rental period comes into effect unless different check-in and check-out times have been agreed upon, in which case the latter shall define the rental period. This period is hereafter referred to as the “Rental Period”.

  • The Rental Period dates will be stated on the reservation confirmation email provided to the Guest at the time of booking and cannot exceed unless with the written approval of the Host. The Guest will be liable for any cost, of whatever nature, incurred due to an unauthorized extension.
  • Arrangements can be made for a later check-in or checkout, but this is subject to prior arrangements and an additional fee. If there is any delay in vacating the property beyond the agreed time, a full day’s rental is charged to the Guest.

Note: This Agreement applies to the Guest’s stay from the “Arrival Date” to the “Departure Date”, but also to any other dates that may be included if the reservation is changed. 


  • RENTAL FEES

All prices are quoted in US dollars unless otherwise specified. All prices are based on costs prevailing at the time of quotation and may be subject to change. Unless otherwise specified, the prices quoted for all serviced property include utilities. Any extra charges are at the management’s discretion.*The Barn Venue has different check-in and check-out times, as well as, possible additional charges and deposits. See the Venue Contract for specific details.

  • Please note that check-ins before 3:00 pm EDT can carry an additional charge.
  • The earliest possible check-in is at 3:00 pm EDT, subject to availability, and the standard check-out time is up to 10:00 am EDT.


  • PAYMENT

*The payment schedule for the Barn Venue is very specific and spelled out in the Venue Contract.A payment of one half (1/2) of the Guests booking will be due at time of booking to facilitate a reservation. The balance of the booking will be charged on the day of check-in. The credit card information will be held on file as an assurance to cover cancellation fees or any other incidental fees including but not limited to damages to property or furnishings.  Payment for booking must be completed online to secure the reservation. If this is not received on time, the Host reserves the right to cancel the booking and charges the full value of the booking to the Guest.Any charges raised against the Host by their bank for handling dishonored checks or any other payments will be passed on to the Guest. Payment for bookings may be made by one of the following methods:

  • Payment by credit/debit card is the preferred option for online bookings place directly on the Host’s website.

Cash or check payments will only be accepted in exceptional circumstances and with prior approval of The Host. An acceptable credit card will also need to be on file. Checks should be payable to Inn Between the Lakes. Postdated checks are not acceptable.


  • BOOKING

All bookings can be place with through: Inn Between the Lakes Website or by phone 269-400-1088. The availability displayed at the time the Guest contacts Inn Between the Lakes cannot be guaranteed until the booking is confirmed.


  • RENTAL PROTOCALS 

The Guest has the right to occupy the property for a Rental Period only. The Guest agrees:

  • Not to provide overnight accommodations for guests other than those declared to the Host in advance, under no circumstances.
  • To undertake to pay for any losses or damages caused to the property or its furnishings. 
  • To take good care of the property and leave it clean and tidy at the end of the tenancy or rental period.
  • To permit the Owners and the Host reasonable access to the property. 
  • The Guest shall be obliged that a cot / Pack N Play will only be occupied by a child aged 24 months or less. The Host is not responsible for the maintenance of cots / Pack N Play”s. Where cots are used or Pack N Play is requested, the Guest must supply their own linen.
  • Not to cause an annoyance or become a nuisance to occupants of adjoining premises, i.e.: 
  • Keep noise level at a minimum between 22:00 and 8:00.
  • Smoking of any kind including vaping is ONLY allowed at one designated area out on the grounds. Smoking of any kind or vaping is NOT permitted in any building.
  • Flame is ONLY permitted in fire pits or in grills. This includes smoking of any form (unless in designated smoking area), candles, incense, wax melts, torches, sparklers or any type of fire works.
  • Only pets that comply with the pet policy are welcome on the property. Exception: service animals.
  • Subletting or re-letting the property to any other group/party is prohibited.
  • Only use the property for residential purposes. The property may be secured as a venue under a separate contract.
  • Because the property is also available to rent as a venue for events, parties or gatherings these activities must be disclosed when booking and may require a separate or additional contract/agreement. If on arrival, it is felt that the Guest intends to use the property for such events, with out additional arrangements, the Guests will be refused entrance.
  • Visitors are not permitted unless they have been registered with the Host. Photo ID will be requested for everyones safety.
  • Please hang wet or damp articles on hooks or hangers, use the dryer, or deck railing. Do not hang on any heaters.
  • Children are welcome. They are the complete responsibility of their parent or guardian and MUST be supervised. The Host, Inn Between the Lakes, or the Owners assume no responsibility for any children on any part of the property or in or around any building. The property although spacious is located on a somewhat busy county road. 
  • The fields that are adjacent to the property belong to neighboring farmers and are private property. Please do not trespass on their crops.
  • *With regards to the Barn Venue all conditions set forth in the Venue contract will be followed. 


In case of breaching any of these terms and conditions, by the Guest and/or Guests; the Guest and/or Guests will be required to leave the property immediately, and no refunds will be offered and additional charges may be made to the Guest.

In case of an Emergency, the Guest is asked to:

  • Make use of a fire extinguisher if appropriate.
  • Leave all belongings and exit immediately through the main exit, ensuring all individuals who require assistance are brought to safety.
  • Wait at the end of the driveway near the asphalt road away from buildings and inform emergency service by calling 911 and quoting the location.
  • Reach out to the Host by phone or in person, (if the Host is on property).
  • In the unlikely event of a tornado, there is adequate room in the basement of the main home for up to 8 Guests. Ask Host for directions. *If the Barn Venue is in use the lower level of the barn on the north wall is recommended for shelter.


First Aid Kits are available for minor injuries. If there is a power outage, a generator will provide minimal lighting, heat, and water to units located in the main house only.


PROPERTY CONDITION

  • The guest must follow the instructions in the welcome manual of the property. Any losses, damage, or cleaning necessary over and above normal servicing, will be charged to the Guest.  By placing a booking with the Host, the Guest authorizes the Host to charge such a payment to the Guest.
  • The Guest is responsible for taking all reasonable care of the property, its contents, and grounds.  The property and all equipment, furnishings, utensils, furniture, etc, must be left clean and tidy at the end to the Rental Period. No items can be remove from the property.
  • The Guest will be responsible for reimbursing any damage to the property or its contents, which has occurred due to negligence, willful damage or irresponsible behavior on the part of those occupying the property or their guests. Without delay, such damage must be reported to the Host. The cost of the repair or replacement must be agreed with and paid to the Host immediately. 
  • The Guest is responsible for ensuring that no person staying or visiting the property during the Guest’s stay will suffer anything to be done, which would endanger the policy of the Host’s insurers in respect to the property and its contents which might make the same void or voidable.


LOCKS

The doors have smart locks. Codes will be given to the Guest prior to check-in. In the unlikely event there is a malfunction, a key will be provided. The loss of a key to a property will be charged. Any and all Keys must be returned upon check-out as stipulated by the Host.

  • Tampering with the door locks rendering them inactive will result in a charge to the Guest, to repair or replace the door lock. 
  • Duplication of keys, or changing entry codes are not permitted. Divulging access arrangements to third parties is not permitted.


SERVICES & FACILITIES

Properties are advertised as providing a number of services, facilities, and amenities. While every effort is make to this end, the availability and proper function of these cannot be guaranteed.

  • The Host is not responsible for providing any refund or alternative provisions of said service, facility, or amenity, and no refunds will be offered.
  • All personal belongings and contents left in the property or in cars are left at the Guest’s risk. The Guest should take insurance for such belongings, and any loss or damage to their belonging is the sole responsibility of the Guest.
  • Vehicles may only be parked in designated area, with prior booking where necessary. If a vehicle is parked on or in front of an access route to the property without authorization, failing attempts to contact the
  • Guest, the Host reserves the right to tow the vehicle away at the Guest expense.



INTERNET

No guarantee can be made that the internet service provided will be compatible with the Guest’s device. No technical support for the connections in available. The functionality of the connection cannot be guaranteed. Should the WiFi connection not function for any reason, no liability is taken by either the owner or the Host. And they cannot be held liable for any losses resulting from the loss of connection.Wireless internet service is free to those Guests who accept the terms and conditions below. By accessing the internet through the Host’s Service, the Guest will be deemed to have read, understood, accepted, and agreed to be bound by these terms and conditions of use. Please do not use the Service if yo do not agree to all of the terms and conditions.

  • A Fair Use Policy has been implemented so the Inn Between the Lakes can deliver a service that is as fast and reliable as possible for this area for the Guests. 
  • Verizon is the WiFi provider. 
  • Reasonable endeavors will be used to make the Service available 24 hours a day. However, the Host will not be liable if, for any reason, the Service is not available at any time or for any period. Access to the Service may be suspended at any time. 
  • Network access codes or passwords provided to the Guest to access the Service should be kept confidential. The Guest will be responsible for any loss that arises form losing, misusing or otherwise disclosing any such access codes or passwords.
  • The Service is intended to allow Guest to access the internet for legitimate purposes only. The Guest undertakes to the Host that their behavior while using the Service will be lawful, honest and proper. The Service may not be used in such a manner as to host a web or other server, send or facilitate the sending of bulk e-mail or collect third-party personal data without appropriate consent. The Host may  terminate the Guest’s use to the Served at any time without notice if becomes aware of any behavior that has a negative impact on the Host’s equipment or network or the use by the customers of the equipment or network or the internet in general, or which damages, or has the potential to damage, the Host’s reputation or standing.
  • The Guest acknowledges that their use of the Service is at their own risk. The Service is provided on an “as-available” basis, and to the fullest extent permitted by law, the Host hereby excludes all and any warranties or conditions of any kind, whether expressed or implied, in respect of the Service and any content or data obtained or downloaded from it.


CLEANING

The property will have been cleaned prior to the Guest’s arrival. The Guest undertakes to notify the Host at their earliest convenience should they notice inadequate cleaning, so the Host can endeavor to rectify the situation. The Guest is asked to leave the property clean, ensuring that all used dishes are left in the sink, used towels placed in the towel baskets, any food the Guest brought onto the property cleaned out of the refrigerator and freezer, lights turned off and trash taken out to the green trash bin before departure.


PERSONAL PROPETIES

The Landlord, property owner, and/or the Host hold no liability for personal properties belonging to the guest left at the property during their stay. Any personal properties left at the property after the agreed check-out time may be moved, removed, and/or dispose of by the Host.


CANCELLATION POLICY

*See the Barn Venue Contract for its specific cancellation policy.All cancellations must be made by 11:59pm in the property’s time zone to fall within the cancellation policy.Cancellation by the Guest

  • Full refund on cancellations made up to 48 hours prior to check-in.
  • The Host shall not refund any money due to last minute cancellations. No-shows on the reservation date are treated as last minute guest cancellations, and no refunds will be made.
  • The Host strongly recommends that all guests obtain appropriate travel and personal insurance coverage to cove these charges incase of a cancellation.


Cancellation by Inn Between the Lakes

  • In the exceptional circumstances, Inn Between the Lakes and or the Host may find it necessary to cancel the Guest’s booking and reserves the right to do so at any point.
  • The Host shall make all reasonable effort to offer a suitable alternative. If this is declared not acceptable by the Guest within 24 hours of them being notified of the cancellation, and assuming the cancellation is not as a result of events beyond the Host’s reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-make disaster, fire, flood, and adverse weather conditions. In that case, the Host will refund any sum paid by the Guest if cancelled prior to the reservation or a refund of the remainder of the booked nights if the Guest has already checked in, which shall constitute a full and final settlement of any liability the Owner or the Host may have to the Guest as a result of such cancellation. 

Termination by the HostThe Host has the right to terminate a booking at any time on the grounds of abuse to the staff, mistreatment of the property, or criminal activity on the part of the Guest(s). Any sign of smoking of any kind or vaping anywhere on the property inside or outside, except the designated smoking area will immediately terminate the booking, with no refund being offered.


OTHER CLAUSES


InformationThe Inn Between the Lakes reserves the right to amend prices quoted due to errors or omissions. While every endeavor is made to portray a true representation of the properties, no guarantee can be given to the accuracy of the photographs or descriptions. All information supplied by the Host is given in good faith and is base on information available at the time. All reasonable measure have been taken to ensure the accuacy of any statement in writing or otherwise, by Inn Between the Lakes, IBTL LLC, or the Host is not liable for any variation caused.

Injury or LossInn Between the Lakes, IBTL LLC, the Owners or the Host cannot be held responsible for any personal injury, loss or damage to personal effect however arising at the accommodation. Neither the Owners, Host or its representatives can be held responsible for any circumstances beyond the Host’s control, including, but not limited to, mechanical breakdown, illness, or failure of any public service supply.. The Host, Inn Between the Lakes, or IBTL LLC will not be held responsible for any death or personal injury incurred during any stay at the property.

Guest Responsibilities Assumption of RiskYou, the Guest, are responsible and liable for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any Accommodation, all areas and facilities where the Accommodation is located that the Host and Guest are legally entitled to use in connection with the Accommodation (“Common Areas”), or any Experience or other Host Service. For example, this means: (i) you are responsible for leaving an Accommodation (and related personal property) or Common Areas in the condition it was in when you arrived, (ii) you are responsible for paying all reasonable Damage Claim amounts, and (iii) you must act with integrity, treat others with respect, and comply with applicable laws at all times. If you are booking for an additional guest who is a minor or if you bring a minor to a Host Service, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor.

Assumption of RiskYou, the Guest, acknowledge that many activities carry inherent risks and agree that, to the maximum extent permitted by applicable law, you assume the entire risk arising out of your access to and use of the Accommodation, participation in any Experience, use of any other Host Service, or any other interaction you have with other Members whether in person or online. This means it is your responsibility to investigate a Host Service to determine whether it is suitable for you. For example, Host Services may carry risk of illness, bodily injury, disability, or death, and you freely and willfully assume those risks by choosing to participate in those Host Services.



ComplaintsAny complaints about the property, its contents, or the Host staff must be made immediately by both of the channels below:

  • In writing to the Registered Address
  • Via phone at the Host’s office number

All complaints must be notified to the Host as soon as reasonably practical, as the Host may be required to carry out an on-the-spot investigation and, if necessary, request the Owner take remedial actin. Should you have a complaint, please allow the Host or the Owners the opportunity to put matters right during the Rental Period.The Host will take all reasonable steps to settle the problem. Inn Between the Lakes shall not be liable for any complaint submitted after the completion of the Rental Period. Complaints that have not been resolved by the Host by following the in-house complaints procedure can be further escalated to the Property Owner.

Force MajeureThe Host will not be liable for any delay, loss, damage, or expense incurred if the Guest’s booking needs to be altered or cancelled or The Host is unable to perform its contractural obligations as a result of event beyond its reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labor disputes, natural or man-made distaste, fire, flood, and adverse weather conditions.

Right of AccessThe Host’s representatives and subcontractors have the right of access to the property at any time, with due regard to the convenience of the Guest, for the purpose of inspection of the property and for the Owners to carry out any essential repair or maintenance work.

Security of TenureThe property is used as a serviced Rental Period accommodation. No tenancy rights are created for the Guest(s) after the term to this agreement expires, which coincides with the published check-out time and is included by default in the Guest’s booking request.

InsuranceIt is recommended that personal insurance be taken out against cancellation or loss of goods. It is further strongly advised that personal accident and. Medical insurance is also taken out.

Privacy and Data ProtectionThe Host takes the Guest’s privacy and confidentiality seriously. The Host collects (a) information necessary to process the Guest’s booking; and (b) information derived from “cookies”. The Host uses cookies to monitor site usage and related information. The Host will try to keep the Guest’s data up-to-date and accurate, but the Host provides no warranty or guarantee and bears no liability to the Guest in the event that any data transmission over the Internet is not completely accurate or secure. The Host may use the Guest’s information to help improve the Host’s website and the Host’s service, to personalize the types of information the Guest receives from us, as well as, for internal statistical, marketing and administrative reasons. The Host does not share this information with outside parties except to the extent necessary to process the Guest’s booking. By using this website and supplying the Host with the Guest’s information, the Guest consents to the Host’s use of the Guest’s information as described above.

LiabilityThe Host does not accept liability for any act, neglect or default on the part of the Owners or any other person; nor does the Owners accept liability for any act, neglect or default on the part of the Host or any other person, or for any accident, damage, loss, injury expense or inconvenience, whether to person or property, which the Guests or anyone connected with e Rental Period may incur. The Host nor the Owners shall not be held responsible for any maintenance/building works outside the rental property now and in future.By accepting this agreement, the Guest(s) and any persons connected to the Guest will not hold the Host, Inn Between the Lakes, IBTL LLC, or the Owners liable for any accident, emergency, damage, loss, inconvenience or injury or any expense related to any accident, emergency, damage, loss, inconvenience or injury to any person for any reason. 

Authority to SignThe person who places the booking certifies that they are authorized to agree to the Terms and Conditions on behalf of all persons being booked for, including those substituted or included at a later date, and that all these shall likewise observe the Terms and Conditions. They agree to take responsibility for the party occupying the property. In the sense, references to the Guest apply to all the property occupants. By placing a booking, the Guest is deemed to have accepted these Terms and Conditions. Payment of the full charges also indicates acceptance of the Terms and Conditions.

DisclaimerAll properties are used at the Guest’s own risk. At properties with a balcony, elevated terrace, deck platform, deck landing, deck, or stairs, are used at the Guest’s own risk. Parents must ensure that their children and pets are superviews in such areas at all times.

Governing Law and JurisdictionThe contract is deemed to have been made at Inn Between the Lakes property located at 58656 County Line Road, Three Rivers, Michigan. This Agreement’s validity, construction and performance shall be governed by local, state and federal law.

SeveranceIn the event that a court finds that a condition in these Terms and Conditions is illegal or void, the illegal or void provision will be severed from the remainder of the Terms and Conditions, which will continue to be valid and have full force and effect.


NOTE: When booking the Barn Venue there is a separate contract/agreement that may or may not have additional Terms and Conditions that specifically apply to the Barn Venue booking. Upon booking the Barn Venue the Guest agrees to all Terms and Conditions.
